Buying a home in Minnesota this fall comes with higher rates but also more choice. Here is where things stand and eight practical ways to buy with confidence.

Where the market is now

On the financing side, Freddie Mac’s Primary Mortgage Market Survey for the week of October 15, 2026 put the average 30-year fixed rate at 7.40%, unchanged from the week before, and the 15-year fixed at 6.71%, down from 6.73%. A year ago the same survey showed 6.27% and 5.52%. The St. Louis Fed’s FRED database lists the same weekly readings. The survey assumes a conventional purchase loan with 20% down and excellent credit, so your own quote may be higher or lower.

At the same time, buyers have more homes to pick from. In the 7-county Twin Cities region, months of supply rose to 3.2 in September from 2.8 a year ago, according to Minnesota REALTORS®, and the 16-county region’s inventory rose 11.2%, according to Minneapolis Area REALTORS®. In the Arrowhead and Southeast regions, homes are also taking longer to sell than last year.

8 tips for Minnesota buyers

1. Get pre-approved first

A pre-approval tells you what you can borrow and shows sellers you are serious. Ask for it in writing and update it if rates move.

2. Budget by monthly payment

Add principal, interest, property taxes, homeowners insurance and any HOA dues. Then decide what you are comfortable paying each month, which may be less than the maximum you are approved for.

3. Shop more than one lender

Rates and fees vary between lenders. Compare official Loan Estimates from at least two or three lenders on the same day.

4. Ask about down payment help

Minnesota has state and local down payment and closing-cost programs, and many have income or price limits. Ask your lender which ones you might qualify for.

5. Use days on market

A home that has been listed for a while may have a seller who is ready to talk. Your agent can pull its history, including price changes.

6. Negotiate for more than price

Seller-paid closing costs or a rate buydown can lower your cash at closing or your monthly payment. Ask your lender to run the numbers both ways.

7. Keep your inspection

In a more balanced market, there is less pressure to waive inspections. In Minnesota, pay attention to roofs, foundations, furnaces and radon testing.

8. Plan for winter

Buying in fall or winter means you can see how a home handles cold weather. Ask for recent heating bills and check for ice dams and drafts.

The bottom line

Rates are high, but rising supply gives buyers more leverage than a year ago. Preparation, comparison shopping and a good local agent can help you get the right home at the right price.
